Is this a property survey?
No. It’s a high-accuracy GPS receiver that replaces the internal GPS data your phone uses for quick field decisions.
For legal boundaries, hire a licensed surveyor. Let us reiterate: data from the Bad Elf ReFlex DOES NOT REPLACE A
PROFESSIONAL PROPERTY SURVEY.
Do I need special software?
The ReFlex uses Bluetooth to send enhanced GPS to Location Services inside the iPhone. Whichever mapping app you’re using
then calls Location Services for GPS data, which supplies the enhanced ReFlex data. You’ll want a mapping app with accurate
property line overlays. We’ll point you to options that fit your use case and that we’ve found to be extremely accurate.
How accurate is it?
Under good conditions, you should receive accuracy within 4”. We have actually seen accuracy of 0.24” in real working
conditions, but that is not guaranteed. Trees, buildings, terrain, and distance to an anchored land base station can affect
results. We use the ReFlex to guide next steps, not to guarantee deed-defined boundaries.
Should I buy one?
Yes! There is no more accurate or better solution for discovering property lines, determining setbacks, or learning about
the nuances of a property on the market than the Bad Elf ReFlex.
Does it work with all smart phones?
Currently Bad Elf officially supports Apple iPhones with the ReFlex. It can be used with some Android devices with similar
accuracy, but setup varies by manufacturer (Bluetooth/GPS handling). For that reason, Android devices are not currently
supported.
Can I use the Bad Elf ReFlex with Apple Maps, Waze or Google Maps?
Yes, however those apps are primarily for driving/navigation. They do not have accurate property line overlays nor are they
updated frequently enough for evaluating real estate. The RE Nav Team recommends and uses the OnX Hunt app—it has the best
parcel overlays we’ve tested. OnX uses municipality-supplied tax maps with high-accuracy vector overlays on satellite
imagery. In testing, we can typically see where the property line is within about 4”.
How much does it cost?
The Bad Elf ReFlex costs $499.99 plus a $99.99/mo 2-year subscription for enhanced GPS data. After the 2-year period ends,
the subscription transitions to month-to-month and is cancelable at any time. Without the subscription your ReFlex device
will only be accurate to a maximum of ~2.7 feet.
Do I have to purchase a subscription?
The Bad Elf ReFlex package is sold with the 2-year enhanced GPS subscription. Bad Elf also offers the Flex Mini Extreme
for $1,499.99 without an enhanced GPS solution—you would need to purchase corrections separately to achieve sub-4” accuracy.
That’s why the ReFlex package is an exceptional value for real estate professionals.
How hard is it to set up?
Setup is simple: download the free Bad Elf app, turn on your ReFlex, and pair via Bluetooth. Once paired, your iPhone uses
the enhanced GPS signal whenever Location Services are requested. No complicated configurations required.
Does it work everywhere?
Yes, anywhere you have a clear view of the sky. Accuracy is best with clear sky; heavy tree canopy, tall buildings, or deep
valleys can reduce precision—still far better than a phone’s internal GPS.
Can multiple people use one device?
Yes—just not at the same time. The ReFlex streams GPS data to the currently paired Bluetooth device. Teams often share one
unit… until everyone realizes how valuable it is.
How long does the battery last?
The ReFlex has a rechargeable battery that lasts for about 24 hours of continuous use. It charges via USB-C and can also be
used while charging in the field with a portable battery pack.
Is it waterproof or durable?
Yes. The ReFlex is IP67 rated—dust-tight and water-resistant up to 1 meter for 30 minutes—rugged for rain, snow, or muddy
job sites.
Do I need cell service for it to work?
No. The ReFlex connects directly to satellites and works offline. Some apps (like OnX Hunt) may require you to download
maps in advance if you’ll be in an area with no cell coverage.
Can I use it for wetlands, setbacks, or zoning checks?
Yes—it’s excellent for field decisions like estimating wetland buffer zones, measuring setback distances, or
identifying possible encroachments. Always confirm with a licensed surveyor or conservation professional before final
decisions.
What apps do you recommend besides OnX Hunt?
OnX Hunt is our go-to, but other apps with parcel overlays or GIS capability can also pair well. If you use a different
app, test its overlay accuracy against a known landmark to ensure the app matches the GPS precision ReFlex provides.
How is this different from other GPS receivers?
Most consumer GPS devices are accurate to 8–10 feet at best. With the corrections subscription, ReFlex delivers repeatable,
inch-level accuracy in a compact, cost-effective package tailored for real estate and property professionals.
What happens if I cancel the subscription?
If you cancel before your 2-year subscription runs out then you will be charged a cancellation fee covering the balance due on the contract. If you cancel after the 2-year subscription your ReFlex will still work, but accuracy will revert to 2–3 feet instead of sub-4-inch precision. You can restart the subscription at any time if you need high-accuracy corrections again.
Is there a warranty or support?
Yes. Bad Elf offers a 1-year limited warranty and ongoing support through their US-based team. Replacement and repair
options are available if needed.
